Indoor Air Quality Overview

Central Indiana homes can move from furnace weather to open-window days and then into humid cooling season within a short stretch of time. Each change affects what enters the home and how the HVAC system handles it. Around Indianapolis, common complaints include spring pollen, late-summer stuffiness, musty lower levels after heavy rain, recurring dust, and rooms that never receive enough airflow.

The home itself also matters. Older bungalows and American Foursquare homes in Irvington, Broad Ripple, and neighborhoods near downtown often have HVAC systems added long after the house was built. Newer homes in Carmel, Fishers, Greenwood, and other growing suburbs may be tighter, larger, and served by longer duct runs. Both can have air quality problems, but the causes aren’t always the same.

Four Seasons Keep Changing the Particle Load

Spring tree pollen, summer grass, late-season ragweed, yard debris, and outdoor mold spores can all find their way indoors. Pollen doesn’t only enter through open windows. It also comes in on clothing, shoes, pets, and leaky spots around doors or foundations.

Dry periods can add road dust and fine outdoor particles to the mix. Homes near I-70, I-65 or other busy routes may also notice more fine dust near doors and windows. Smoke from regional wildfires can occasionally reach central Indiana as well. These smaller particles may pass through a basic one-inch filter, especially when the filter is designed mainly to protect the HVAC equipment.

Homeowners may notice:

  • Dust returning soon after surfaces are cleaned
  • Dark buildup around supply vents or filter openings
  • Stuffy bedrooms during pollen season
  • More sneezing or irritation when the HVAC system starts

Better filtration can help, but the filter has to match the system. Installing the thickest or highest-rated filter available isn’t always the right answer. A restrictive filter in a system with limited return air can reduce airflow, increase noise, and make heating or cooling problems worse. A deeper media filter, properly sized filter cabinet, whole-home air purifier, or bypass HEPA system may provide better particle control without forcing all the air through an undersized opening.

Basement and Crawlspace Moisture Can Move Upstairs

Warm, humid summers and frequent rain can create problems below the living space. Basements may develop damp walls, cool surfaces, or water around floor drains and foundation cracks. Vented crawlspaces can collect humid outdoor air, especially when the ground isn’t fully covered by a sealed vapor barrier.

That moisture doesn’t always stay downstairs. Air leaks, return duct gaps, plumbing openings, and normal pressure changes can pull musty air into the occupied rooms. The first sign may be an odor near the stairs, soft or damp-feeling carpet, condensation on ductwork, or a smell that becomes stronger when the air conditioner runs.

Humidity control should begin with the source. Drainage problems, plumbing leaks, foundation seepage, and exposed crawlspace soil should be addressed before relying on an air-cleaning device. Depending on the home, a sealed crawlspace, basement dehumidifier, whole-home dehumidifier, or duct repair may be needed.

The cooling system also needs attention. A dirty evaporator coil, blocked drain, oversized air conditioner, or weak airflow can leave the home cool but still damp. UV light may help control biological growth on a wet coil or drain pan, but it won’t correct a drainage or humidity problem by itself.

Winter creates the opposite concern. Long furnace cycles can make the house feel dry, causing static, dry wood, and irritated noses or throats. A whole-home humidifier may help, but moisture should be measured and controlled carefully. Adding too much humidity can create condensation on windows, exterior walls, or attic surfaces.

Filtration Depends on Airflow

Older homes may have narrow return ducts, closed-off additions, leaky basement ductwork, or only one central return grille. Newer two-story homes can have long branch runs, large open areas, and bedrooms that receive less air when doors are closed. In either case, poor airflow limits how much air actually reaches a filter or purification system.

A useful HVAC and air quality evaluation should check:

  • Filter size, condition, fit, and pressure drop
  • Return-air capacity and airflow at problem rooms
  • Duct leakage in basements, crawlspaces, garages, or attics
  • Indoor humidity, coil cleanliness, and condensate drainage

Testing may also be helpful when the source of a musty odor, dust complaint, or particle problem isn’t clear. The findings can help determine whether the home needs better filtration, HEPA filtration, humidity control, coil-mounted UV treatment, ionization, or repairs to the HVAC system itself.
